This week has seen some more good progress with the purchase of Waterloo Farm and so far, it’s all going very smoothly! The valuation for the mortgage was carried out on Wednesday. Strangely enough, it was done by the same person who will be doing our survey so obviously our lender thought they’d use a local firm too
. In theory they should only have told us whether the valuation was approved or not, but in fact, since we have also instructed them to carry out the survey, the surveyor did say that he had agreed with the purchase price, so we’re OK in terms of getting money from our lender!
Now we know that we’re going to get our money (!), we’ve told the surveyor to go ahead with the survey so that’s been booked for next Tuesday. I think Mr P is quite nervous about it so I hope it’s not because he knows something we don’t (yet!)! We feel pretty nervous about it as it happens! We’re getting a Building Survey (Full-Structural) done and having had one done on a previous house that was ‘only’ 100 years old, we know that this one will be totally scary and probably a bit mind-blowing as the house is at least 200 years old! Anyway, let’s not worry about it just yet!
Also this week we finally sent off our pack to the solicitor. We had been waiting to receive the HIP from Mr P (the vendor) as it has the searches in, but it became apparent that we’d need to wait a bit longer for that so we sent what we have already – basically a lot of paperwork and documents for ID checks etc. On the subject of the HIP, Nigel has been talking to Mr P about it and he’s going to get onto the Estate Agent as it’s their responsibility. We think the hold up is something to do with the drains search but not entirely sure. I can’t understand why it’s taking quite so long, especially since the house went on the market over 3 weeks ago so you’d think the HIP would be ready by now! This has been our first slight stumble though, so we can’t really complain.
Some great news – we have already had our mortgage offer through! Apparently it got fast tracked, but I was amazed how quickly it came through. I was expecting it to take weeks, because last time we took out a mortgage that’s exactly what happened, but this one took about 7 working days which I find staggering!
So, all the bits are beginning to fall into place! We have a mortgage, the conveyancing is moving forward, and we’re very excited! We have agreed that we won’t take the kids until we’ve exchanged as they have been very hurt with failed house purchases in the past and we couldn’t put them through that again. I’m sure they must know something’s ‘up’ though as we’re talking about it constantly albeit in slightly couched terms, but they’re not stupid! I can’t wait to take them because they’ll be thrilled I’m sure!
