So, it’s been a week since we had our offer accepted on Waterloo Farm, and it’s been a bit of a roller coaster ride to say the least! The weekend was actually quite depressing as the enormity of what we’re taking on suddenly hit us! We both spent a couple of days having major doubts about it all … is it the right location, there’s quite a bit of work to do and will our budget stretch that far, will it ultimately give us what we want in terms of accommodation and outside space, and so on and so on …
After a couple of days of loads of questions spinning round and round in our heads and out loud, we finally calmed down and, with our logical, rational heads on remembered what a fantastic opportunity this will be, and whilst it will undoubtedly stretch the budget to breaking point (and probably beyond!), it will be so worth it in the end!
So, this week we have made some real progress in terms of the conveyancing. We’ve instructed a solicitor and got the ball rolling in that regard. We saw both (yes two!) of our financial advisors, one who is sorting out the mortgage for us, and the other who has been looking after our deposit! We managed to get a pretty good deal on the mortgage in the end given the current climate, so hopefully the offer won’t take too long to come through. The valuation will be booked for early next week, and once we know that it’s worth the money and our lenders are happy, then we will go ahead and book a survey.
We are waiting for Mr P’s HIP to be ready as there are the local searches in it and obviously we don’t want to have them done again as that would just be an unnecessary cost. No idea how long the conveyancing will all take – in theory not long as it’s just us buying a house (we don’t have anything to sell and Mr P doesn’t have anything to buy!), but there will be added complications as the deeds have to be drawn up pretty much from scratch I guess since the boundaries are totally changing and no doubt that will cause a few complications.
Anyway, all in all we’re pleased to be moving in the right direction with it all. Not sure it’s totally sunk in yet – I guess to some extent we’re still pretty wary as we’ve been here a couple of times before and never actually managed to buy anywhere! Still, we have to hold onto the belief that this is it and that we have finally found that elusive ‘dream home’
