Could This Be ‘The One’?

Waterloo Farm - FrontI went to see a potential new home today, and feel quite excited about it. Nigel’s away at the moment so he hasn’t seen it yet, but when I emailed him the details, he wrote back ‘buy, buy, buy’!!

It looks great on paper – a little more tired in real life – but the potential is huge, and best of all so is the garden!

Well I say garden, it actually comes with ’land’ … 5.5 acres including the formal garden :) It is massive! There are two paddocks, a ‘top’ paddock of around 3 acres, and a ‘bottom’ paddock (closet to the house) of around 2 acres. Certainly room for a trampoline and chickens that’s for sure!

The house itself is a bit of a jumble with a lot of extensions on an original bit that’s probably over 200 years old. It has 4 bedrooms (1 ensuite), a fairly new kitchen, snug, enormous lounge (over 9m long!), tiny study, another random room which would be our utility/boot room if we lived there, and a walk-in pantry. It’s in little bit of a state at the moment but as I said, the potential is huge, if we would have the money to carry out the work as it is right at the top end of our budget, and that was supposed to be for a ‘finished’ property!

The biggest concern is that directly in front of the house, which is an old farm (Waterloo Farm), is the original barn. However, the current owner of Waterloo Farm is converting the barn into a house for himself and his wife. At one point there can only be about 3-4 metres between them. It’s slightly hard to tell as the barn isn’t finished and so the dividing fence is not there yet, but they are definitely rather closer together than either of us had envisaged for our ‘forever home’. Having said that, there are very few windows in the house that look out the front, and once you’re inside, everything happens, and faces, out the back, so I personally don’t have too much of an issue with this. When I spoke to Nigel about it though he was more concerned, and I wonder if this will be a compromise too far for him.

Anyway, I feel quite excited because it certainly ticks a lot of boxes and the outside space is more than we could ever have hoped for within our budget. It would all certainly be a (very) long-term project! We shall see …
